4.ГАРАНТІЙНІ КОШТИ.
4.1. Після укладанні цього Договору Орендар перераховує Орендодавцю гарантійний платіж, що на час підписання цього Договору становить 25 000 (дванадцять п'ять тисяч) гривень, протягом трьох днів з моменту підписання договору оренди.
4.2.Вищевказаний гарантійний платіж виступає гарантією виконання Орендарем своїх зобов’язань по цьому Договору та використовується Орендодавцем:
 у випадку спричинення Орендарем пошкодження Об’єкта оренди протягом дії цього Договору;
 у випадку затримки сплати орендної плати більш ніж на 14 днів, або комунальних платежів.
4.3.Оскільки Орендар при припиненні дії цього Договору зобов’язаний передати Об’єкт оренди у належному стані, Орендодавець має право покрити витрати на ремонт Об’єкта оренди за рахунок гарантійного платежу.
4.4.При використанні Орендодавцем у випадках передбачених цим Договором гарантійного платежу, Орендар зобов’язаний поповнити його на використану суму. Якщо Орендар протягом 14 календарних днів з дня отримання повідомлення від Орендодавця не здійснить поповнення гарантійного платежу, Орендодавець має право на негайне розірвання цього Договору.
4.5.Гарантійний платіж підлягає поверненню Орендарю тільки при припиненні дії цього Договору, протягом 5-ти банківських днів з моменту його припинення при виконанні наступних умов:
 сплати Орендарем всіх орендних плат;
 надання Орендарем Орендодавцеві всіх документів, що підтверджують відсутність заборгованості Орендаря по оплаті комунальних послуг, а також інших послуг згідно цього Договору;
 повернення ключів від Об’єкту оренди.

The above warranty payment acts as a guarantee of the fulfillment of the lessee of its obligations under this contract and is used by a landlord: in case of causing the tenant damaged the facility rentals during the period of this agreement; in case of delay of payment of rent for more than 14 days, or utility payments.4.3. Because the tenant at the termination of this Agreement shall convey to the object of the lease in good condition, the Landlord has the right to cover the repair costs of the object of lease due to guarantee payment.4.4. When using Landlord in cases stipulated by the Treaty of guarantee of payment, the tenant is obliged to refill it at the requested amount. If the tenant within 14 calendar days from the date of receipt of notice from the lessor does not recharge will guarantee payment, the Landlord has the right to immediate termination of this agreement.4.5. The guarantee payment shall be returned to the lessee only when terminating this contract within 5 banking days from the moment of its termination in fulfilling the following conditions: paying Tenant all rent boards; provision of Tenant Orendodavcevì all documents confirming absence of debts the tenant for payment of utility services, as well as other services in accordance with this agreement; return the keys of the object of lease.

4.5.Harantiynyy payment shall be returned to Lessee only upon termination of this Agreement within 5 banking days of the termination if the following conditions:
 Renter payment of rents;
 provide Lessee to Lessor all documents confirming the absence of debts Tenant to pay utilities and other services under this Agreement;
 return the keys to the rented object.

4.3.Because the tenant at the termination of the contract is obliged to transfer the object of lease in a proper condition, office lessor has the right to cover the cost of repair of leased by guarantee payment.
4.4.When using the lessor in cases foreseen by the Contract of guarantee of payment, the lessee is obliged to replenish its for the remaining debt.If the tenant during 14 calendar days from the date of receipt of a message from the landlord will not give the replenishment of the fee, office lessor has the right to immediate termination of this Treaty.
4.5.A fee is returned to the lessee only with termination of this Agreement, within 5 banking days from the date of termination at performance of the following conditions:
the Lessee pays all rental circuit cards;
Providing Tenant Орендодавцеві all documents confirming the absence of arrears tenant of paying utility services and also other services according to this contract;
Return the keys to the object of lease.
