Терміни та поняття в Договорі
• Об'єкт – в рамках даного Договору означає нежитлові приміщення загальною площею ________. (блок № _______ ), які розташовані на 2 поверсі адміністративного будинку, що знаходиться за адресою: 03057, м. Київ, вул. Металістів, буд. 20 (ЛІТЕРА Т), та передаються Орендодавцем і використовується за його призначенням Орендарем відповідно до умов даного Договору.
• Устаткування – означає інженерні системи й мережі Об'єкта, у тому числі електропостачання, освітлення, опалення, вентиляції, кондиціювання, каналізації, контролю доступу, охоронно – пожежної сигналізації, телекомунікацій, пожежогасіння, включаючи відповідні машини, механізми, трубопроводи, кабельні розведення, арматури, датчики, кінцеві устрої, устрої контролю, керування, індикації й оповіщення, за винятком віддільного майна Орендаря.
• Дата виконання – день, у який зобов'язання фактично виконане; якщо факт виконання фіксується підписанням відповідного документа, означає день підписання Сторонами такого документа, а відносно грошового зобов'язання - дата зарахування платежу на рахунок одержувача платежу.

• Розумний строк - означає строк реального виконання будь-яких прийнятих на себе Сторонами даного Договору зобов'язань, тобто час, необхідний для виконання дій (здійснення права чи виконання зобов’язання) у конкретних життєвих обставинах
• Від’ємні поліпшення - здійснені зміни Об'єкта, які можуть бути усунуті (демонтовані) без шкоди Об'єкту, його конструктивним елементам і зовнішньому вигляду, усунення яких не вимагає наступного виконання будівельно-монтажних і/або оздоблювальних робіт з метою приведення Об'єкта в стан прийнятний для його використання.
• Невіддільні поліпшення - означають здійснені при зміні Об'єкта, у тому числі монтаж (установка) конструктивних елементів, систем, мереж, устаткування, які не можуть бути усунуті (демонтовані) без заподіяння шкоди Об'єкту, його конструктивним елементам, зовнішньому вигляду, і усунення яких буде вимагати наступного виконання будівельно-монтажних робіт і/або оздоблювальних робіт з метою приведення Об'єкта в стан, прийнятний для його використання.
• Відновлювальний ремонт – комплекс ремонтно-будівельних робіт, який здійснюється Орендарем при закінченні строку дії, або достроковому розірванні даного Договору, та що передбачає здійснення заміни або відновлення елементів приміщень Об’єкту внаслідок невідповідності його стану Акту технічного стану Об’єкту, складеного Орендодавцем та Орендарем на дату початку оренди Об’єкту.
• Поточний ремонт – означає здійснення заходів (ремонт і/або заміна) для підтримки Об'єкта в нормальному стані, у тому числі фарбування стін, заміна плит підвісної стелі та/або їхнє фарбування, ремонт/заміна дверей, покриття для полів, фурнітури та інших елементів обробки та інтер'єра.
• Капітальний ремонт – комплекс ремонтно-будівельних робіт, що передбачає ремонт, заміну й відновлення конструкцій та устаткування у зв'язку з їхньою фізичною зношеністю, руйнуванням, усуненням недоліків проектування або будівництва.
• Фізичне зношування - під природним розуміється зношування, що отримав би Об'єкт при звичайному його використанні по тому призначенню, що визначено Договором, протягом його терміну дії.
